Purpose.
Clarify in what way and to whom we rent our apartments. The goal is to get the right customer to the right home.

Introduction.
Ljusdalshem needs a clear policy that matches our core values in the work of finding apartment customers. We want both to have well-behaved customers and at the same time take on long-term municipal responsibility that provides a better municipality to live in.

Income.
We expect the applicant to have an organized economy. By organized finances, we mean that you have income from work, capital, pension, social security or student funds so that it is enough for both rent and living. (We use the Swedish Consumer Agency's calculations as a benchmark). Otherwise, a guarantor's commitment is required.

Creditworthiness.
The applicant must not have current payment notes or debts to Ljusdalshem. Before we sign a contract, a credit report is always taken.

References.
We reserve the right to take references from employers and previous landlords.

Discrimination and favouritism.
1. Applicants may not be rejected due to ethnic origin, creed or similar reasons.
2. It is absolutely forbidden for Ljusdalshem's staff to benefit themselves, friends, relatives or board members and their relatives in rental matters.

Housing queue.
We apply a points system and our mediation is based on our customers themselves being active in their search. Exceptionally, we reserve the right to choose a tenant, for example when moving in from another municipality when the applicant has obtained employment in our municipality.

Housing social contract.
AB Ljusdalshem together with Ljusdals Kommun has a cooperation agreement with the aim of providing housing for people who, for social or other reasons, cannot get housing in the usual way. Within the framework of that, we can, under certain conditions, offer apartments to these people or to Ljusdal Municipality, which in turn sublet the apartment to these people.

Relocation.
The conditions for relocation are:
• Rental period of at least 12 months.
• No comments on the order in the accommodation.
• No debts to AB Ljusdalshem.
• Corresponding apartment size only if there are special reasons.
Tenants who have lived in their apartment for more than four years shall not be hit with more than one double rent when changing apartments. Others always have three months' notice unless the agreement says otherwise.

Exception.
AB Ljusdalshem may have apartments in the stock with special focus where special rules may apply, e.g.:
• Student apartments
• Security accommodation
• Block-rented apartments to special groups
